There’s a theme to Millfield Construction Co.’s new Windermere upscale duplex and townhouse community.

“The exterior design is built to emulate the English Lake District,” said co-listing agent Rosemary Manni, of Brownstone Real Estate Co.’s Hershey office.

The 66-home subdivision, in South Londonderry Township, Lebanon County, is being developed by River Bend Limited Partnership.

Five of the townhouses are sold, Manni said, and three spec homes are drywalled, ready for any buyers to add personal touches. Millfield Construction also has a furnished model.

The seven floor plans range from about 1,800 to more than 2,800 square feet and feature such architectural details as dormers and gables.

The neighborhood, which is approximately 5 miles from Penn State Hershey Medical Center, Manni said, is located in Palmyra School District.

The monthly homeowners association fee is $85 and covers snow removal, lawn care and common-area maintenance.

Windermere will boast a bike/walking path, Manni said. Plus, there’s open green space, landscaped areas and stone walls, she said.

All home designs are equipped with first-floor master suites. Standard as well are natural gas, brick paver patios, Superior basement walls, two-car garages and hardwood floors in the foyer. Houses are heated by forced hot air.

With floor plans attractive to downsizers, the motto of Windermere is “Enjoy the freedom.”

The entry price point to get into the development is $256,850, which is the base cost of the Buttermere. Homes can reach above $400,000 as well.

At Windermere, the builder will adapt floor plans to meet buyers’ needs, said Brownstone Real Estate agent Jack Kilkenny, who’s listing the community with Manni.

“Whatever the buyer wants, we can do it,” Manni said.

The model house is a standard Brantwood, with two bedrooms, 21-w baths, a loft and an unfinished basement.

It has 2,310 square feet of living space and boasts a vaulted ceiling in the great room, a tray ceiling in the dining room, 9-foot ceilings and crown molding in the study and granite counters and hardwood floors in the upgraded kitchen.

Hardwood floors are found elsewhere, too.

The master bath in the model is equipped with a ceramic-tile shower, a garden tub and two sinks. In the master bedroom, the walk-in closet features built-ins, Manni said.

The residence also includes a corner fireplace in the great room as well as a study.

The Grasmere, the Penrith and the Buttermere are the three spec homes available.

An 1,805-square-foot rancher built on a slab, the Grasmere has two bedrooms, two baths, a walk-up attic for storage and a 140-square-foot patio. It’s listed at $301,018.

The two-bedroom, 2½-bath Penrith is 1,945 square feet and priced at $332,577.

Among the highlights of the Buttermere are a window seat in the master bedroom and a gas fireplace. The 1,805-square-foot home, listed at $289,231, is equipped with two bedrooms and 2½ baths.

All three specs boast upgraded kitchens, Manni said.

Windermere is open 1-4 p.m. Sunday and 1-5 p.m. Thursday.
