Project in Warwick Twp. to start Monday

A local developer will replace a Warwick Township commercial building with two smaller structures in a $2 million project.
Manheim Township Development Co. expects to start demolition of the 12,740-square-foot building at 814 Lititz Pike on Monday.
The multitenant building, next to La Piazza restaurant, most recently housed a karate school and State Farm Insurance agent Matt Conner.
It was built in 1965 for Martin Chevrolet, sold to Sauder Chevrolet 10 years later and bought by Manheim Township Development in the 1980s.
R.D. Buckwalter, vice president of Manheim Township Development, said the building's layout and high ceilings are ill-suited for office and retail uses.
So the firm will remove the "obsolete" building and construct two new buildings that are more attractive, efficient and accessible, he said.
"When we're all done, you won't recognize what it was before," said Buckwalter, the family-owned company's third generation.
Manheim Township Development's pair of new buildings will be similarly sized.
A 7,500-square-foot building will be used by Conner and another occupant(s), such as a restaurant, office or other use.
Mike Wagner of U.S. Commercial Realty is listing the available space for rent.
A second building of 7,360 square feet will be occupied by an AutoZone store.
The two new buildings, on a 2.3-acre tract opposite Stauffers of Kissel Hill's corporate office, are expected to be completed this summer.
