'A peaceful setting'

Situated on a small tract that once belonged to a farmette, the Villas at Georgetown subdivision is now under construction.

The Bart Township neighborhood, along Route 896, will feature 28 duplexes and six single-family homes. The residences have public sewer service and a common well.

Georgetown Group LLC is the developer of the community, which is in the village of Georgetown. Paul Lantz Builders Inc. is the general contractor.

The development is in Solanco School District; young children would attend Bart Elementary School.

The model home is finished, and a second semidetached residence will be completed in about a month.

There are 12 duplex plans, each with some kind of masonry on the exterior, said Dale Grinestaff, who's co-listing the Villas at Georgetown with his wife, Judy. The Grinestaffs are with Realty Professionals, Quarryville.

The 1,747-square-foot model is a Jefferson, with three bedrooms, 2 1/2 baths, a one-car garage with carriage-style doors, high-efficiency heating and cooling systems, and low-E double-hung vinyl windows.

The home includes 9-foot first-floor ceilings, Frigidaire appliances, a concrete patio and poured-concrete basement walls, which are standard in the community.

The model, however, also boasts a number of upgrades, such as a side entry with wraparound porch; a propane-gas fireplace; a walk-out bay in the dining room; and glass in the garage door.

It sells for $220,005.

Next to that is an Arlington spec house with 1,859 square feet of living space, including three bedrooms, 2 1/2 baths, a front porch and a one-car garage.

It features a first-floor master suite, vaulted ceilings in the great room and master bedroom, and a loft overlooking the great room.

Paul Lantz, president of Paul Lantz Builders, said the loft can be turned into a fourth bedroom.

Like the model, the spec also has a walk-out bay and a fireplace. The home is listed at $219,214.

Semis in the development start at $169,900, with the 1,288-square-foot, two-bedroom, 1 1/2-bath Wheaton floor plan, which has a one-car garage.

Eight duplex homes will include two-car, attached garages with alley access. Those residences, too, will have a first-floor master suite.

The single-family houses will be constructed on lots measuring 8,000 to 13,500 square feet. Ranch-style and two-story designs are available, and the builder will do custom homes as well, Dale Grinestaff said.

The least-expensive single-house plan is the two-story, $230,900 Yorktown, with four bedrooms, 2 1/2 baths and a two-car garage.

Bart Township is largely rural, but Lantz described the Villas at Georgetown as an infill project because it's in a residential area.

Still, he said, the setting is "very peaceful."

A deli/restaurant and a country store are within walking distance, and a health clinic will be opening nearby, Lantz said.

To his knowledge, the Villas at Georgetown is the only development being built right now in the township.

The neighborhood will include sidewalks and streetlights and two acres of passive recreation space to the rear. Lantz said residents will pay a small homeowners' association fee — yet to be determined — to cover upkeep of the open area and other kinds of maintenance.

Because it's on Route 896, which goes toward Delaware, the subdivision is convenient for buyers who like spend time at the shore, he said.

"We're trying to target the empty nesters," Lantz said.

The Villas at Georgetown is open 10 a.m.-4 p.m. Wednesday and Thursday, 10 a.m.-8 p.m. Friday and 1-4 p.m. Saturday and Sunday.
